Custom builder or production builder?

Both build good houses. They are different products, and the wrong fit is what makes people miserable. Here is the honest comparison.

We are a custom builder, so read this knowing where we sit. That said, we regularly tell people a production builder is the better answer for what they want — and it is a much better conversation to have now than in month four.

Choose a production builder if

  • One of their plans genuinely fits how you live — not almost fits
  • You want the most house per dollar and are content with menu selections
  • You are building in one of their developments anyway
  • Schedule predictability outranks flexibility for you

Choose a custom builder if

  • You own land, or you want an acreage, a walkout, or a difficult site handled well
  • The layout matters — a main-floor primary, a real mudroom, a shop, multigenerational space
  • You care about specific materials, cabinetry, or finish quality beyond the package tiers
  • You want one person accountable from plan to warranty

The cost difference is smaller than it looks — and larger

Smaller, because production base prices frequently exclude things a finished home needs: site work, driveway, deck, landscaping, window coverings, sometimes appliances. Priced apples to apples, the gap narrows.

Larger, because a custom home lets you spend where it matters to you and save where it does not. Some of our clients build smaller than they planned and finish it better. That trade is not available on a menu.

Questions that reveal which one you are talking to

Ask any builder: can I move a wall? Can I use a cabinet vendor you do not normally work with? Can I build this plan on my own lot? Who is on site daily, and how many other homes do they have going? The answers place a builder on this spectrum faster than their marketing does.
