Building an energy-efficient home for Iowa's climate

We design for a 110-degree annual swing: -10°F in January, 100°F with heavy humidity in July. The envelope does most of that work, and it is decided long before the furnace is picked.

Air sealing comes first, and it is nearly free

Of everything on this page, air sealing has the best return. A carefully sealed house — rim joists, top plates, penetrations, sheathing seams — costs a fraction of an insulation upgrade and does more for comfort. Uncontrolled air movement is what makes a room feel drafty at 70 degrees and what carries moisture into wall cavities in winter. Ask any builder how they verify it, and whether they blower-door test.

Insulation: get the details right before chasing R-value

An R-21 wall installed properly outperforms an R-25 wall with compressed batts, gaps around outlets and an unsealed top plate. Once installation quality is handled, the upgrades worth considering here are continuous exterior insulation to break thermal bridging through the studs, and generous attic insulation with proper baffles and a sealed attic plane. Attic depth is cheap; wall assemblies are not, so spend in that order.

Windows: the numbers that matter

In our climate, look at U-factor first — it measures heat loss, which is what a January night charges you for. Then solar heat gain: you generally want more on the south for free winter heat and less on the west, where late-afternoon summer sun does the most damage. Triple pane is a real comfort improvement next to a seating area, though the energy payback alone rarely justifies the cost. If you can only upgrade some windows, upgrade the ones you sit next to.

HVAC sized by calculation, not by habit

Oversized equipment is the most common mechanical mistake in new construction. A furnace that is too large short-cycles, never dehumidifies properly in August, and blasts hot air in January instead of holding a steady temperature. A Manual J load calculation on your actual house, with your actual windows and insulation, gets the size right. Any builder can order one; most do not.

Ventilation, because tight houses need it

Once a house is properly sealed it needs deliberate fresh air. A balanced ventilation system — an ERV in this climate — brings outside air in, exhausts stale air, and recovers most of the heat on the way through. It is the difference between a tight house that feels crisp and a tight house that feels stuffy with condensation on the windows.

What we would spend on, in order

  1. Air sealing and verified installation quality — best return, lowest cost
  2. Attic insulation depth and a properly sealed attic plane
  3. Right-sized, properly commissioned HVAC with balanced ventilation
  4. Continuous exterior insulation on walls
  5. Window upgrades, prioritized where you sit
  6. Solar, once the envelope is genuinely tight — not before

The pattern is consistent: fix the shell before adding equipment. A tight, well-insulated house with modest mechanicals will beat a leaky house with expensive ones every winter, and it stays quiet doing it.
